Most window problems in Cape Coral homes are repairable when the frame itself is sound. A fogged double pane can take a new sealed glass unit for roughly $250 to $750, and worn balances or cranks usually cost $150 to $400 a window. When the frame is corroded or the window is single-pane aluminum near the end of its life, a full window replacement is the better buy.
What we repair
- 01Fogged or cloudy glass. The seal around a double-pane unit has let moist air in. We order a new insulated glass unit to size and swap it into the existing sash.
- 02Cracked or broken glass. Ordinary glass, tempered glass and laminated impact glass all get replaced in kind. Impact glass has to match what the window's Florida approval lists, so we read the label before we order.
- 03Sashes that will not stay up. Single-hung windows hold the sash with spring or block-and-tackle balances, which wear out. New balances usually fix it in one visit.
- 04Cranks, locks and keepers. Salt air strips the gears in casement operators and seizes locks. Many parts are still made; for some older brands they are not, and we will tell you.
- 05Sliding glass doors that drag. Worn rollers and a pitted track make a heavy door hard to move. New rollers and a cleaned track often give it years more; the sliding door page covers when they do not.
Typical repair prices
| Mark | Job | Typical price | What changes it |
|---|---|---|---|
| R-01 | Fogged or cracked double-pane glass unit | $250–$750 per pane | Size, Low-E coating and whether the sash has to come out |
| R-02 | Laminated impact glass replaced in its frame | $600–$1,500 per pane | Has to match the glass named in the window's approval |
| R-03 | Balances, cranks, locks or keepers | $150–$400 per window | Whether parts still exist for an older unit |
| R-04 | Sliding door rollers and track | $200–$500 per door | Track wear and the weight of the panels |
| R-05 | Board-up of a broken opening after a storm | $150–$450 per opening | Opening size and after-hours call-outs |
These prices are estimates. These are typical Lee County ranges for parts and labor. The size of the glass, the brand of the window and whether parts are still made all change the number, and we confirm it in writing after we see the window.
Repair or replace? An honest rule of thumb
Repair makes sense when the frame is straight, the corners are tight, and only one part has failed. Replacement makes sense when two or three things are going at once: fogged glass and corroded tracks and a lock that no longer catches. At that point you are paying repair prices on a window that will need replacing anyway.
There is also the storm question. A single-pane aluminum window can be repaired, but it still offers no impact protection. If you are already spending money on a window that has to be covered with shutters every August, it is worth pricing the replacement next to the repair. We put both numbers on the same quote when it is close.
Why fogged glass is not just cosmetic
Once the seal fails, the gas fill between the panes is gone and moist air takes its place. The glass loses much of the insulating value you paid for, and the inside face of the unit can start to stain permanently. Cleaning will not reach it, because the fog is between the layers.
Storm damage window repair and replacement
After a storm the first job is to make the house weathertight. We board or film a broken opening so rain stays out, then come back to price the permanent fix. Before anything is removed we photograph each damaged window, note the size and product label, and write it up so you have something concrete to give your insurance adjuster.
Glass that broke in a sound frame can often be reglazed. Frames that racked, pulled from the block or let water into the wall need replacing, and replacement after storm damage still needs a City of Cape Coral permit. In the weeks after a major storm, factory lead times stretch, which is one more reason to get the openings secured quickly and the order placed early.
Do window repairs need a permit?
Swapping glass or hardware in an existing window is generally treated as repair work. Taking out a whole window or door and setting a new one is a replacement, and in Cape Coral that needs a permit and an inspection. If a job sits in the gray area, we check with the city before we start rather than after.
