We replace windows and sliding glass doors on Pine Island and in Matlacha, St. James City, Bokeelia and Pineland. Prices start in the same range as the Cape, about $1,000 to $1,900 for a standard impact window, but island homes often need higher-rated units and corrosion-resistant hardware, which can move the total up. The islands are unincorporated, so the permit comes from Lee County.
These prices are estimates. Your written quote, priced opening by opening after the free measure, is the figure that counts.
Island homes are hard on windows
Every home on Pine Island is close to salt water, and many face open water on more than one side. Salt spray settles on frames and hardware year round, wind comes across the sound without much to slow it, and raised homes put windows higher into that wind. Those conditions decide which product makes sense: vinyl or coated aluminum frames, stainless or coated hardware, and a pressure rating to suit the exposure.
After Ian
Hurricane Ian came ashore just west of the islands in September 2022, and Matlacha and Pine Island took some of the worst of it. Many homes have since been repaired or rebuilt, and some still have temporary or mismatched windows from that time. If yours is one of them, we can price the openings that were patched along with the ones that are simply due.
Homes in coastal flood zones that are still being renovated can fall under Lee County's substantial improvement rules, which look at the total cost of the work. If windows are part of a bigger project, tell us at the measure.
Raised and stilt homes
A lot of island houses sit well above the ground on pilings or a raised floor. Windows on those homes need safe access to install and are exposed to more wind than ground-floor openings. We plan the access at the measure and price it openly on the quote.
Places we cover on the islands
Matlacha, across the fishing bridge on Pine Island Road; Pine Island Center; St. James City at the southern tip; Bokeelia and Pineland to the north. It is a longer drive than our work in the Cape, so we usually group island measures and installs on the same days.
Good choices for island windows
For most island homes we suggest impact windows with corrosion-resistant hardware, a rating matched to the exposure, and a Low-E glass on the sunniest walls. Lanai sliders deserve a frame that sheds water well; the sliding glass door page covers what to look for. Prices for every opening type are on the window replacement cost page.
