These prices are estimates. They are typical installed ranges for Lee County homes outside the High-Velocity Hurricane Zone, drawn from Florida and national price guides and adjusted for local code, not a survey of Cape Coral contractors (no such survey is published). Your written quote, after we measure, is the price.

What moves the price on Cape Coral homes

  • 01Which way the house faces. Openings that face open water or a wide lake can need a higher pressure rating, and higher-rated units cost more.
  • 02Glass area. Big picture windows and four-panel sliders toward the canal are the most expensive openings in any quote.
  • 03What is behind the old frame. Decades-old aluminum frames sometimes hide rotted bucks or cracked stucco returns. We price that repair separately, and only when we find it.
  • 04Frame color and material. White is the base price. Bronze and black frames cost a little more, and vinyl and aluminum price differently by line.
  • 05Two-story access. Upper-floor windows need more set-up and handling than ground-floor ones.

Price per square foot, as a sanity check

Installed impact windows usually work out around $55 to $100 per square foot of opening. A 3 by 5 foot single-hung is 15 square feet, so roughly $825 to $1,500 on that measure; small windows land above the line and very large ones below it, because every window carries the same fixed cost of removal, anchoring and sealing. Quotes are written per opening, not per square foot, but the check helps you spot an outlier.

Why Cape Coral quotes disagree

It is common to collect three quotes for the same house and see totals tens of thousands of dollars apart. Usually the companies are not quoting the same job. One prices a high-end aluminum line with a pressure rating to spare; another prices a vinyl line at the minimum rating for your street. One includes stucco repair and the permit; another adds them later. Some quote per opening, others give only a total.

The way through is to ask every company for a price per opening and the product approval number for each window, then compare like with like. If a quote will not tell you the approval number, it is hard to know what you are buying.

What is not on this page

We do not publish insurance savings, because your insurer sets the wind mitigation discount and it differs between policies. We also do not publish a delivery date, because the factory sets it and it moves with demand, especially after a storm season. Both come up at the measure, in writing.

Prices by service

FAQ

Window cost questions

Plain answers on price, from the questions we hear at the measure.

What is the average cost to replace one window in Cape Coral?

A standard impact single-hung usually runs $1,000 to $1,900 installed with the permit. Bigger, custom and fixed picture windows cost more.

Why do quotes for the same windows vary so much?

Companies quote different products, different pressure ratings and different scopes. One may include stucco repair and the permit; another may not. Line the quotes up opening by opening and compare the approval numbers.

Is it cheaper to replace all windows at once?

Usually per window, yes. One permit, one install trip and one delivery spread over more openings. You can still phase the work; the quote shows what each phase costs.

Does the quote include the permit?

Ours does. The city's permit fee is passed through at cost and shown on the quote, along with removal and disposal of the old windows.
